Pricing our FSBO question...

Our home sits in the back of a cul-de-sac. Hence, we get all the
benefits of that location like minimal traffic, safer for kids to
play
in front of house, and our lot is above average in size for our
neighborhood. Also, the curvature of the street creates above average
spacing between us and our next door neighbors. I know that these
features are worth something as far as a premium on the value of the
home, but I don't know how much, e.g., +5%, +10%, etc. None of the
recent comps have these features. I will likely have to get a
professional walk-through appraisal, but am curious to the opinions I
might get on this NG. TIA.
