Multinational Real Estate Consortium looking for viable commercial and
residential projects to purchase, arrange financing as a private non
bank lending source, and or acquire to be held in our ****tfolio.
We are private investors (not a bank) with the capacity to make
expeditious investor buying decisions on viable properties using our
own capital or sources of private capital / financing instruments.
Acquisition Capital is available for foreign or domestic projects on a
case by case basis where verifiable and appropriate detailed
do***entation is provided for our review.
We prefer to deal direct with Principals or Mandates Only
NO BROKER CHAINS PLEASE
Projects we look for:
=B7 Commercial Properties under $60 Million per transaction to finance
and under $20 Million to purchase per transaction (office buildings,
retail strip malls, medical suites, hotel/motel, churches ect).
=B7 Multi Family Properties under $5 Million (apartments, townhouse and
condos) no major rehab or renovation projects accepted. Will consider
unique equity rich or value intensive deals if renovations or rehab is
needed.
=B7 SFR Properties under $3.5 Million per transaction, no major rehab
or renovation projects accepted (we look for at least 30% equity on
acquisitions with no broker chains) must have BPO or appraisal and be
able to provide clean title.
=B7 Residential Developments either in pre or post production phases
under $50 Million per transaction.
=B7 Foreign Development projects in Latin America, Central America and
the Caribbean on a case by case basis.
=B7 Raw Land with entitlements already in place having limited zoning
restrictions.

Financing terms are determined on a case by case basis as we do our own
underwriting for financing arrangements. Remember we are not a bank so
we ca be more creative in structuring the financing aspects for you
project.
