In late 2005, the President signed the GO Zone Act, giving
unprecedented tax incentives to investors rebuilding the Gulf Coast of
Mississippi.
Investors, building new rental properties can take an accelerated, 50%
depreciation on each structure, a NOL that can be taken back 5 years
and forward 20. Example:
Purchase price: $130,000
Lot value: -$10,000
Total Structure: $120,000
50%, 1st year depreciation: $60,000
Assuming an investor is in the 35% tax bracket, the investor would
retain $21,000 in tax savings. That's money that would have gone to
the government, but instead the investor is keeping, just for helping
to rebuild a Katrina-devastated area.
In addition, there is also the Small Rental Assistance Program. An
investor, who applies for and receives admittance into this program,
receives a check from the government for $35,600 -- that amount is
completely forgiven if the property remains in the program for 5
years.

position in a truly appreciating market.
